Why land and lake

Most people don’t buy ten acres or a place on the water as their first home. A move like this is usually a long term lifestyle decision, and it deserves more care than a quick purchase. There are questions a city listing never raises: wells, septic, zoning and shoreland rules, surveys, easements and financing that works differently for land. I love being part of a move that’s this thoughtful, and I want you to walk into it with your eyes open.

I know what’s behind the walls

I’ve ripped homes down to the studs. I’ve renovated, flipped and managed rental properties, and I’ve been part of tear down rebuilds. That gives me a deep understanding of how homes are built: what’s behind the walls, what things really cost, and what’s practical and what isn’t.

I also have an eye for craftsmanship and quality, in the home and in the land itself. When a property has the makings of a generational asset, I help you research it carefully so you know it’s a good long term investment, not just a short term purchase.

Why I do this

My wife Cassie and I almost bought a lake home with an agent who didn’t know that kind of property. Issues that would have become major problems down the road were downplayed or never mentioned. We had assumed our agent had a level of expertise that just wasn’t there. We walked away, took the research into our own hands and went all in on learning it ourselves. Now I get to share what we learned so you don’t end up in the same position.

Beyond homes and land

Before land and lake, I built my business on investment properties and portfolio sales, particularly multifamily. About 20% of my transactions happen off market.

I also have real experience with creative financing: contract for deed, seller financing, land contracts and subject to deals. Not many agents have done these, and they’ve let me put together deals that otherwise couldn’t have happened, in a way that works for both the buyer and the seller. That background still shapes how I look at every property: the numbers, the potential and the risks.

A little about me

I grew up in the Twin Cities, and Cassie and I have four kids. I’m passionate about raising resilient kids and being involved in our local church community. When I’m not helping clients, you’ll find me reading old books, hiking, camping and spending time outdoors with my family, or exploring new coffee shops with Cassie. For better and for worse, I’m often a little distracted, thinking about the potential fixer upper I spotted around the corner.

Then we tour, write a smart offer and work through inspections and closing together. After closing, I’m still your guy for questions, contractors and the next move.

Frequently asked questions

Do you work outside the metro? Yes. Much of my work is land, lake and cabin property within an easy drive of the Cities.

Can you help with contract for deed or seller financing? Yes. I’ve done contract for deed, seller financing, land contracts and subject to deals.

Who will I actually work with? Me. I have two full time assistants who handle the behind the scenes work, but I keep my client load small enough that I stay closely involved and lead every step of the process myself.

Do you only work with land buyers? No. I also help people buy and sell city homes, especially older homes with character.
